CONSULTATION

The planning process starts with a free consultation, where we will take a full brief of your proposal and where we can, discuss the different processes involved in planning. The consultation is our opportunity to get to know you and to listen to your preferences and requirements, answering any initial questions that you may have. Together we will select the route that best suits yourself and your project.

FEE PROPOSAL

Once we have gathered the information at the consultation, we will provide you with a fee proposal. The fee proposal will include a list of the services that you will require for your project and a timescale for these services.

INSTRUCTION

If you are happy with the fee proposal and process, we will officially receive instruction from you and we can start the ball rolling on your new project! 

CONCEPT DESIGN

This is where we provide you with a sketch drawing of your project. At this point we will seek your opinion on the design and make any amendments, until you are completely happy with the proposal. We can either send you PDFs of all architectural drawings, for your feedback, or we can visit your home so we can go through them together!

PLANNING DRAWINGS & PLANNING APPROVAL

Once we have completed the design process, along with the architectural drawings for your application, we will complete the application forms as your agent to your Local Planning Authority. We will submit your Planning Application, handle all of the correspondence with the Local Authorities and attend any meetings with the council. We will ensure you are updated with all correspondence. 

BUILDING REGULATIONS DRAWINGS 

Once planning permission has been approved, the next stage is to produce a set of technical drawings to ensure the project is constructed under current building regulations. These drawings shall be sent to a Structural Engineer for their calculations on structural elements within the building. Once we have received the calculations, we shall co-ordinate them with our technical drawings and send to Building Control for approval. 

CONSTRUCTION

It is at this point that construction on site can commence! We will liaise with your chosen contractors to ensure all drawings are understood and any questions prior to commencement can be answered.
